How the Process Works
1. Explore the Area & View Properties
Visit selected areas and view properties that match your requirements.
2. Choose the Right Property
Take your time to decide on the area and property that best suits your needs.
3. Reserve the Property
If you find a suitable property, a reservation agreement will be signed and a reservation deposit will be paid, usually between €3,000 and €6,000, depending on the property and developer.
For new build properties, a further payment of approximately 10% is typically required within a few weeks, depending on the developer. After this initial stage, payments are usually made in instalments according to the progress of construction. In most cases, between 30% and 50% of the purchase price will have been paid within 1 to 2 months after reservation, although payment schedules vary depending on each developer and project.
For resale (second-hand) properties, the process is generally simpler: after the initial reservation deposit, a further 10% payment is usually made within approximately one month, and the completion and signing of the title deeds can typically take place within 1 to 2 months after reservation, depending on legal and administrative processes.
All payment structures are clearly defined in advance and vary depending on the seller, developer, and specific property.
