When selling a property in Spain, owners should be aware of the following taxes and associated costs:

Plusvalía Municipal Tax

This is a local municipal tax based on the increase in the cadastral land value since the property was purchased.

The amount payable depends on:

• The number of years of ownership
• The municipality where the property is located

We can help estimate this tax using a copy of your latest SUMA / IBI receipt for most of the municipalities. There are some that require assisting to the Town hall. 

Capital Gains Tax (CGT)

Capital Gains Tax applies to the profit obtained from the sale of the property.

For many non-resident EU sellers, the current general tax rate is approximately 19%, although this may vary depending on residency status and personal circumstances.

The taxable gain is generally calculated considering:

• Sale price
• Purchase and sale expenses
• Declared improvements or renovation works

3% Retention Tax for Non-Residents

If you are a non-resident seller, Spanish law requires the buyer to retain 3% of the purchase price and pay it directly to the Spanish Tax Authorities.
